As an industry term, PropTech is assimilating those that came before it—Real Estate Tech, Retech, Realtech, CRE Tech…all prior efforts to encompass the alignment of real estate and technology.

As a market, PropTech is expected to grow from $18.2 billion in 2022 to $86.5 billion in 2032 with a CAGR of 16.8% over the ten year term.

Lyonheart focuses on growth and buy-out investments in all aspects of the PropTech marketplace. We work closely with our portfolio companies to provide the support and resources they need to achieve their goals and reach their full potential.

We typically acquire significant minority or controlling interest stakes, enabling us to stay

From start-ups to scale-ups, Scott Marincek has fast-tracked the transformation of numerous small and medium-sized businesses into large, highly-lucrative enterprises. His successes over the years have led him to be widely recognized for his entrepreneurial instincts and unique leadership style, both of which emerging at a young age.

Launched when he was 18, Scott’s first company manufactured and marketed a line of environmentally-friendly cleaning products. Under a 20+ year leadership tenure beginning at the age of 18, SOLV-ALL grew from a $100 initial investment to become a global supplier of eco-friendly products and services worth over $100 million when the company sold in 2013.

Today, Lyonheart is an extensions of Scott’s boundless passion for entrepreneurship and decades of winning experience, helping identify and energize the next generation of PropTech success stories.

Brian Kohler
Partner, Chief Executive Officer

Brian is a gifted technologist and a seasoned executive with over XX years of PropTech experience cultivated over a 20+ year career. His innovative solutions are the backbone of Automated Decision, which he founded in 2014 to give building owners a better way to identify, prioritize, and assess their HVAC systems across vast real estate portfolios. Today, Automated Decision is delivering next-level field services to Fortune 500 companies around the world.

Prior to starting Automated Decision, Brian build and sold hardware/software solutions to Fortune 500 companies. In 2009 he joined Field Diagnostics (FDSI) as the Sales Manager supporting global solutions specializing in HVAC/R related energy conservation programs. Prior to joining FDSI, Brian worked at TRANE for 5 years as an Engineering Account Manager in Western Pennsylvania designing complex turnkey solutions.

Brian holds a Bachelor's degree in Mechanical Engineering from Pennsylvania State University.

Gary Watts
Partner, Chief Financial Officer

Gary is a financial consultant and legal advisor with the proven ability to anticipate problems and propose solutions tailored to the specific needs of each client. An industry diversified professional with over 30 years of professional experience, Gary is an expert in financial due diligence, workouts, valuations, litigation support, fraud, forensic accounting, and tax and financial planning.

Lyonheart benefits from Gary’s strong fund raising experience and financial relationships to secure capital in complex transaction structures. No only has be managed acquisitions for several Public Limited Partnerships, but he is directly responsible for purchases of $300-$500 million worth of real estate annually over a seven year time period.

Gary received his J.D. from George Mason University, with a B.S. in Business Administration, Accounts & Finance from the University Of Vermont.

Chris Baclawski
Partner, Chief Investment Officer

Chris is a multi-faceted investment professional with over 20 years of experience in investment banking, research and asset management. Mr. Baclawski currently serves as the Chief Executive Officer and Chairman of CB Capital Partners, Inc. (Newport Beach).

Prior to forming CB Capital Partners, Mr. Baclawski held numerous Investment Banking and Corporate Finance positions with firms including Bankers Trust-Deutsche Bank, T Rowe Price, Wells Fargo Securities and the Real Estate Investment management divisions of both CB Richard Ellis Investors and Goldman Sachs Company (Archon Group). While at Goldman Sachs, Mr. Baclawski was with the Whitehall Street Real Estate Funds group which managed both domestic and international real estate assets across multiple product types, including hospitality, retail, office, golf and multifamily, delivering a return in excess of 20% on the first $2 billion under management.

Mr. Baclawski is an honors graduate of the University of California, Los Angeles with a BA in Economics.
